CHECK IN TIME: You may check in from 3PM TO 5PM. It is your responsibility to make other arrangements if you are planning to arrive late by calling Mountain Lake Rentals. We recommend that you arrive before sundown to avoid looking for your rental home in the dark.
CHECK OUT TIME: You must check out by 9AM. Because we have to clean the rental unit for next renter, we ask that you leave by 9:00A.M. Late checkouts (after 10:00A.M.) will be charged an additional $50.00/hr. When leaving please follow the Check-Out Policy posted on the inside of the rental home’s front door. All keys have to be returned to Mountain Lake Properties into the rental department and if our office is closed they should be place in the key drop outside the front door.
KEYS: If all keys are not returned to Mountain Lake Rentals, the renter will be charged $5.00 per each key lost.
RESERVATION FEE: You will be charged a one time nonrefundable fee of $25 at time of reservation.
TAXES: A 7% sales tax and a 3% occupancy tax will be charged to each rental.
SECURITY DEPOSIT: All security deposits must be paid at the time of reservation by credit card. All renters must leave the rental unit in an undamaged condition and they are responsible for any damages and the cost of any repairs and extra cleaning. The renters must report all damages and problems immediately. All renters are also responsible for any missing items from the rental unit and their replacement cost. The security deposit less any damage charges will be credited back to the renter within two weeks of their departure.
PAYMENTS: All reservations require a prepayment in the amount of 50% of the total rent due within two weeks of reservation. Personal checks and Visa/MasterCard are accepted. The balance of the rent plus taxes and other fees are due three weeks prior to check in.
LAST MINUTE RESERVATIONS: Renters who reserve homes less than three weeks before arrival must pay in full at time of reservation by credit card.
CANCELLATIONS: All cancellations must be in writing. Renters will be charged a $50 cancellation fee and their prepayment will be refunded only if the house is re-rented.
TRIP INSURANCE: We urge you to purchase Trip Insurance. Renters will not be entitled to refund due to late check-in, early checkout, mechanical malfunction, disruption in utilities, bad weather, illness, accident, acts of God, or damage to personal property. We strongly recommend that each renter should purchase Trip Insurance, which covers financial losses. Please contact your insurance agent.
PETS: Pets are allowed only in certain homes and arrangements for pets should be made at reservation time. A $100 nonrefundable pet fee will be charged to renters with pets and used for flea extermination upon renter’s departure. Renters must produce a note from their veterinarian stating that their pet has had a flea treatment four weeks prior to arrival. Renters accept full responsibility for cost of any repairs and extra cleaning due to their pets causing any damage. If renters bring pets into the rental units without permission from Mountain Lake Rentals, they will be charged $200.
NO SMOKING: All rental units are nonsmoking. If the renters smoke inside the rental units they will be charged $200 and they will be responsible for any costs associated with damage resulting from smoking inside.
OCCUPANCY: North Carolina law permits two persons per bedroom. Each of our rentals has a specified number of occupants. Misrepresentation by renters will result in instant eviction. NO
HOUSE PARTIES! Occupancy of the premises must not disturb the neighbors. Mountain Lake Rentals can terminate this contract and ask renters to leave immediately without refund.
TELEPHONE USAGE: Every rental unit has local telephone service. Renters must use their calling cards to make long distance calls. If it is necessary for Mountain Lake Rentals to bill renters for long distance calls, the renters will be charged the cost of the phone calls plus a $25 service fee.
SATELLITE/CABLE TV: Most of our rental units have satellite or cable television but the movie rental access is blocked. We recommend you rent movies from Ingles and use the rental home’s VCR or DVD player. If it is necessary for Mountain Lake Rentals to bill for movie rentals, the renters will be charged the cost of the movies plus a $25 service fee.
ITEMS LEFT BEHIND: Mountain Lake Rentals is not responsible for any personal items left by the renters. A $25 service fee plus cost of the shipping will be charged to renters for returning their personal property.
WATER: Most of our rental units have private wells. Renters are asked to conserve water as much as possible.
FOR SALE: Some of our rental units are for sale and subject to be shown by appointment only.
ITEMS FURNISHED: Every rental unit is furnished with kitchenware, appliances, light housekeeping products, and bed linens.
ITEMS NOT FURNISHED: All renters must bring their own bath towels, toilet tissue, paper towels and napkins, trash bags, soaps, laundry detergent, dish washing liquid, etc.
LAKE GLENVILLE: Lake Glenville is owned by Duke Power, which regulates water levels and quality, therefore Mountain Lake Rentals is not responsible for those conditions.
RECREATIONAL VEHICLES: Most of our rental units are in restricted subdivisions where the use of recreational, camping, and ATV vehicles is prohibited.
CLEANING AND TRASH: Weekly and monthly rates include a onetime cleaning and trash pick up.
ALCOHOLIC BEVERAGES: Our county is dry, the nearest ABC store is 30 miles away. You can purchase beer and wine at Mica’s Private Members Shop in Sapphire Valley.
